Successful Marketing Launch for Four Malls in Malaysia

The Asian Retail Mall Fund, which also owns Liang Court and Tampines 1 in Singapore, recently launched 4 malls in Kuala Lumpur on 3 & 4 November 2008.

Two malls are located in the Klang Valley (SStwo, Ampang) while the other two are in Penang (Ist avenue and existing mall, Island Plaza).

A marketing roadshow organized over the two days was held at the One World Hotel, to introduce potential retail tenants to the exciting plans for Ampang, SStwo and 1st avenue which are under construction, and the proposed revamp at Island Plaza. It was also announced that DTZ Nawawi Tie Leung Property Consultants Sdn Bhd, a global property consultancy firm, had been appointed the Exclusive Leasing Agent and Retail Mall Manager for all four malls.

The Marketing Roadshow received tremendous market interest. This is due to the distinct market positioning of the malls and the business opportunity for retailers to capitalize on an untapped market potential in the respective locations.

The market launch was reported in all the major English, Chinese and Malay newspapers as well as prime time television news on 4 November 08.

AsiaMalls Management (South East Asia) Pte. Ltd. is the Retail Consultant to the four malls in Malaysia.

SSTwo is located within the SS2 Petaling Jaya residential and commercial area. It will feature a hybrid design of shophourse and is positioned as a lifestyle neighborhood centre targeted at middle to middle-upper income families with young children.

The new mall will have a net lettable area of 463,000 square feet and is targeted to open by late 2009.

Ampang is slated to be KL’s newest eco-friendly shopping centre. The new mall will have a total net lettable area of 580,000 square feet and is targeted for completion by the first quarter of 2011.

1st avenue, situated in Georgetown, Penang, is targeted to open by late 2009. It will offer seven levels of retail space with a dedicated youth level. The mall will have a net lettable area of 400,000 square feet.

The entertainment zone on Level 8 comprising cinemas, karaoke and an iconic two-level multi-concept restaurant/bar spread over two floors, is planned to be the definitive urban hangout in Penang.

Island Plaza, located along the thoroughfare leading to Penang’s famed resort and tourist strip at Batu Ferringhi,  will undergo a major refurbishment to cater to the growing retail market by Penangites and tourists. The mall revamp is expected to be completed by September 2010.

The revamp for the mall which has a net lettable area of 362,000 square feet, is expected to be completed by September 2010.

DTZ Nawawi Tie Leung Property Consultants Sdn Bhd has been appointed as the Exclusive Leasing Agent and Retail Mall Manager for all four malls. AsiaMalls Management (SEA) Pte Ltd is appointed as the Owner’s Retail Consultant.

Mr Bernard Loh, Director, ARMF portfolio manager Pramerica Real Estate Investors (Asia) Pte LTd, said, “The decision to invest in Malaysia was driven by the positive growth figures and consumer sentiment despite difficult global market conditions. The latest Malaysia Retail Industry report placed the total retail expenditure of 2007 at nearly US$20.207 billion, 12.8% higher than in the year before. We also believe that other critical factors like increasing tourist arrivals and sustained domestic spending will provide higher revenues. We also believe that our impressive track record of having opened and successfully managed six other malls in Singapore brings value to this investment.”

International Fashion Brands Opens Their First Suburban Stores at Tampines 1

When Tampines 1, strategically located in the heart of Tampines Regional Centre, and next to the Bus Interchange and MRT station, opens in early 2009, shoppers will be able to take their picks from an array of top international fashion labels such as Topshop, Topman, Promod and Springfield.

Tampines 1, positioned as an iconic retail landmark for the young and savvy, was chosen as the ideal mall by these international fashion brands to set up their first suburban stores in Singapore.

TOPSHOP, TOPMAN, PROMOD and SPRINGFIELD will be opening their first suburban stores.  Other popular fashion labels include DOROTHY PERKINS, ESPRIT, OUTFITTER GIRLS and HYPNOSIS.

At the two-level store spread over 6,000 square feet, TOPSHOP and TOPMAN fans can get the coolest trends and boldest designs adapted hot from the latest runway shows and air-flown to all Topshop outlets within 8 weeks. TOPMAN offers trendy, affordable clothing for men with an eye for fashion and a touch of daring with an ever-changing choice in a fun and exciting atmosphere.

Joe Goh, Group Executive Chairman of Ossia International Ltd, says that it was a strategic decision to open their first suburban outlets for PROMOD and SPRINGFIELD at Tampines 1. He commented,   “Tampines 1 will cater to the young, energetic crowd and will be positioning itself differently from its neighbouring malls.  Being located in one of the most populated towns in Singapore, the mall will attract a massive potential market.”

The new double-storey Esprit store will be a large format boutique offering Esprit loyalists the latest Esprit fashions over 10,000 square feet.

Besides urban apparel, sophisticated casual and evening wear, the mall will also house daytime sportswear under familiar brand names such as Adidas, Kappa, New Balance, Nike, Football Madness, Sportslink, Running Lab and World of Sports.

Ms Stephanie Ho, General Manager of AsiaMalls Management Pte Ltd, expects the mall to bring a breath of metropolitan lifestyle to the Tampines area. “We expect the mall to attract a fashionable crowd. These brands are very popular as they feature the latest fashion trends and fashionistas can soon look forward to urban chic apparel at Tampines 1.”

Other anchor tenants signed up at Tampines 1 include Cold Storage Supermarket, Challenger and Amore Living. The latter will be operating a gym/spa with a swimming pool - another first for a suburban mall.
